Welcome
Welcome to an overview of our proposals for a new build apart hotel at 249-251 East India Dock Road, E14 0EG
The evolving high-quality proposals include the following benefits to the local community:
- Futureproof and revitalise a site which is of poor urban quality and benefit to the local economy & community.
- Create a retail unit to suit the existing local high street context.
- Create a new retail unit on the ground floor fronting East India Dock Road.
- Deliver 56 high quality apart hotel suites with a mix of sizes and amenity spaces.
- The redevelopment will work with local and national policy to add life and visual interest to both streetscapes.
- Significant capital investment by the owners to allow for best quality design and development for the benefit of all.
We are committed to consultation with local residents and the local community. It is therefore important for us to understand your opinions and we appreciate you taking the time to visit our community hub and sharing your views on the proposed new development. The Site
The site is located on East India Dock Road and extends back to Follett Street. It is a one storey building, unlike its neighbouring buildings which are 4/5 storeys. The frontage is currently split into two commercial units which are of poor architectural quality.
The site can also be accessed from the rear of the site on Follett Street, which also has vehicular access.
Heritage
The rear of the site is situated adjacent to the St Frideswides Conservation Area and 18a – 18c Follett street are locally listed.
At present, the site is of a poor visual quality and detracts from the setting of the conservation area.
The design of the proposed Follett Street elevation will ensure that this heritage context is taken into consideration and views into the conservation area are respected.
Design
The proposed design looks to complement both street elevations through a mix of well-articulated mass and material choices.
The neighbouring property sites have in general been split into two blocks – one facing East India Dock Rd an the other fronting Follett street.. We have used a similar methodology for our site, using projected boundary lines. This provides the site with 2 faces, one on Follet street, residential facing, and another on East India Dock Road, busy commercial traffic interchange.
The proposal will have two cores, one to service each block and allow for fire regulations.
A conceptual design pathway has been created within the scheme that visually connects both blocks together. The pathway also connects Follett street and East India Dock Road together, with a straight path. This is further emphasised through the creation of a central green courtyard.
There are some locally listed building close by, which will be taken into consideration for the design. There are no buildings of significance on the East India Dock side. Internal facing windows will have splayed windows to prevent ay overlooking.
Transport
The site is located within an accessible area with good public transport connections.
In line with Local Plan and London Plan policies, it is proposed that the development is car free so that staff and visitors are not able to park on the surrounding streets, unless they have a blue badge.
Cycle parking will be provided internally at ground floor level for staff and guests.
Servicing is expected to be from Follett Street as existing and a transport consultant has been appointed to advise on this.
